Based in Heraklion, Crete, and active in the engineering sector since 1983, Xenikakis Engineering provides comprehensive design, permitting and technical support services. It carries out the design and studies required for each project, with a focus on functionality, aesthetics and the client's needs.
One Step Ahead, the construction division of Xenikakis Engineering, provides construction, supervision, renovation and property development services, including complete turnkey project delivery. It builds homes, tourist accommodation, commercial and industrial buildings, coordinating the work and monitoring quality at every stage.

HOW WE WORK
Every stage
One comprehensive approach
From the initial property assessment to project handover.
01Initial assessment & technical advice
The first stage assesses the project and the property's potential. We examine planning conditions, the client's needs and the technical options for making use of the site.
02Design & engineering studies
We then develop the project through the necessary design and engineering studies, including:
- Topographical survey
- Architectural design
- Structural design
- Mechanical and electrical engineering studies
The aim is to create a comprehensive and functional design for the project.
03Building permits
At this stage, we prepare and submit the complete application for the building permit and handle the necessary planning procedures.
04Construction & technical supervision
Once the permit has been issued, construction begins with continuous technical supervision and quality checks to ensure that the design is implemented correctly.
05Completion & project handover
The completed project is handed over to the owner, ensuring that all work has been carried out in accordance with the project's specifications and requirements.
